Open houses can be exciting, but they can also be overwhelming if you’re not sure what to look for. After years of guiding buyers through showings, I’ve learned there are a few things savvy buyers always do — and a few questions that reveal a lot more than you’d think.

Start by focusing on the structure and layout. Look beyond staging and decor. Pay attention to the condition of the floors, walls, and ceilings. Are there any signs of water damage, cracks, or unusual smells? These could be red flags.

Next, ask smart questions. How old is the roof? When were the HVAC and appliances last replaced? Are there any known issues with the home? A listing agent might not disclose everything unless you ask directly.

Check out the neighborhood while you're at it. Drive around at different times of the day to get a feel for traffic, noise levels, and general upkeep. Ask yourself whether the area fits your lifestyle and long-term goals.

Use the open house to visualize your life in the home. Where would your furniture go? Does the flow work for your daily routine? Picture entertaining friends, working from home, or relaxing on weekends.

Above all, take notes and don’t be afraid to follow up. If a home makes an impression, schedule a private showing to explore it more thoroughly. And of course, lean on your agent to dig deeper into disclosures, comps, and offer strategies.
